Marshall Township sits where I-79 and Route 19 meet the northern edge of Allegheny County, and Warrendale has taken much of the newer building. It is North Allegheny housing: large, recent, and bought by people who move for the schools and then stay.
Our Wexford showroom on Perry Highway is a few minutes down the road, which makes this one of the easiest areas for us to bring samples to and measure properly.

What we see in Marshall Township
Open-plan ground floors with a tall glazed rear elevation are the norm, and they create the familiar split: the lower sliders get covered because they are reachable, the clerestory above them does not. Running both on motorized shades is what makes the room behave as one.

A good proportion of this stock faces west or south-west across open ground, and the afternoon glare is the complaint we hear most. Solar screen fabric in the 1% to 5% range is almost always the answer before anything heavier is considered.

Covered porches and rear terraces are standard in the newer plans here, and motorized zip screens between the columns turn them into rooms rather than shelters.
